His perspective combines more than 30 years of professional experience across institutional finance, capital markets, consulting and real estate, including more than 20 years of principal real estate experience across asset management, residential development, land development and multifamily investing.

Sam’s approach to investment management draws from experience across institutional finance and governance, direct real estate ownership and asset management, residential and land development, and investing as a multifamily limited partner.

Institutional Finance, Risk & Governance

20+ years across institutional finance, capital markets and consulting.

Leadership roles at Citigroup, Wavestone, Accenture and Deloitte, with earlier experience at Morgan Stanley. Experience spans financial management, operating-model transformation, regulatory compliance, risk management, governance and enterprise resource allocation.

Institutional Finance, Risk & Governance

20+ years of principal real estate and asset management experience.

Principal and asset manager of a 20+ property commercial and residential portfolio spanning more than 125,000 net rentable square feet across the U.K. Oversees portfolio strategy and long-term asset performance across the investment lifecycle, including acquisitions, financing, leasing, capital improvements, repositioning and dispositions.

RESIDENTIAL DEVELOPMENT

100+ residential development and redevelopment projects.

Residential investment and development partnership focused on the acquisition, redevelopment and disposition of properties across Metro Atlanta, with experience spanning acquisition, underwriting, financing, construction and disposition.

LAND & MULTIFAMILY DEVELOPMENT

Land planning and pre-development across residential and multifamily projects.

Real estate development platform focused on land acquisition, assemblage, planning, design and pre-development. Projects include a planned 24-unit multifamily development and a joint venture involving land assemblage, planning, design and engineering of a mixed residential community comprising approximately 100 single-family homes and 180 multifamily units, positioned for sale to a national developer.

MULTIFAMILY LP INVESTING

LP investments spanning 500+ multifamily units.

Invested as a limited partner in multifamily syndications representing more than 500 units, gaining firsthand experience evaluating operators, properties, markets and investment structures. That LP perspective helped shape Longview’s approach to investment selection, diversification and portfolio construction.

BUILT WITH AN LP PERSPECTIVE

Designed from firsthand experience as an investor.

Sam’s experience investing his own capital in individual multifamily syndications helped shape Longview’s portfolio approach—allocating capital across multiple investments, markets and operating partners while applying disciplined underwriting, due diligence and governance. That LP perspective also informs Longview’s fund structure and investor experience.

Cumulative Preferred Return

A cumulative, non-compounding preferred return provides LP investors priority economics before carried interest distributions to the GP.

No GP Catch-Up

No GP catch-up following payment of the preferred return, allowing LP investors to participate in distributions without an intervening GP catch-up.

Founder Capital Alongside LPs

Sam intends to invest personal capital alongside LP investors in each Longview fund.
