INVESTMENT STRATEGY

Durable housing demand. Disciplined investment selection.

Longview focuses on multifamily markets supported by durable housing demand, then applies defined criteria across the market, operator, asset and capital structure before an opportunity advances for investment consideration.

OUR INVESTMENT THESIS

Durable demand is the starting point—not the investment decision.

Multifamily serves an essential housing need, but durable demand alone does not make an investment attractive. Longview begins by identifying markets supported by population and employment growth, housing demand and other fundamentals that can support long-term rental performance.

From there, each opportunity must satisfy a broader set of investment criteria. We evaluate the market, operator, asset and capital structure independently and collectively, looking for alignment between underlying fundamentals, execution capability, property characteristics and investment structure.

Only opportunities that meet these requirements advance for portfolio consideration.

HOW OUR STRATEGY WORKS

Four dimensions of investment qualification

We evaluate each opportunity across four key dimensions. Only investments that meet our criteria in all areas advance for portfolio consideration.

Operator Selection: Why the Sponsor Matters as Much as the Asset

Two identical properties, same market, can perform very differently — because sponsor execution is a distinct risk factor, not a footnote to the asset.

Market Selection: Where Multifamily Fundamentals Begin

Every multifamily investment begins somewhere — and that starting point is never the asset itself.

Why multifamily remains a core institutional asset class

A look at why institutional capital keeps flowing into multifamily housing — and why demand fundamentals alone don't determine whether any single investment is worth making.
